Road and Sewer Layouts

Minimum scale 1:500

From approved Architects layout and digital site survey carried out by others:-

Full extent of all roads, footpaths, foul and surface water sewers, detailed to the appropriate adoptable standards for submission to Highway/Water Authority, including surface treatments, visibility splays, chainages, radii, gullies, access ramps. Incorporation of traffic calming and management. Rumble strips, speed reducing provisions, signage, etc as specified by the Highway Authority.

Note: An initial layout only to be provided and approved prior to development and detailed work being undertaken.

Road and Sewer Longitudinal Sections

Minimum scale 1:500

All existing ground and proposed road levels to be indicated. Invert and cover levels of sewers with pipe sizes and proposed gradients.

Road and Footpath Cross Sections

Minimum scale 1:50

To include typical construction specifications for relevant road classifications with road gradients, footpath gradients, kerb details, materials specification and all relevant Highway Authority requirements.

Typical Road and Sewer Details

To include all relevant construction details for submission to the Local Authority, such as: gully and branch connections, rodding eyes, manholes, chambers, bedding, jointing, vehicular crossing, bellmouths, access ramps, rumble strips, speed reducing humps, general notes and specifications.

Road Setting Out Plan

Minimum scale 1:500

Fully co-ordinated setting out plan including radius points, vanishing points, radius, bearings, junction details and any other site specific information necessary for construction purposes.

House Drainage Layout

Minimum scale 1:500

To include manholes/inspection chamber schedules, invert levels, cover levels, pipe sizes, pipe gradients, soakaways, any site specific information together with general specification details for submission to NHBC and Building Control.

House Setting Out Layout

Minimum scale 1:500

Fully co-ordinated plan, minimum of four external corners per plot and minimum of three site control stations.

Agreements

Use all endeavours to obtain all technical agreements.

Submit relevant number of coloured drawings for the Section 38, Section 104 and any other agreements.

Miscellaneous

All reasonable disbursements to be included in quotation, i.e. printing/postage/fax and including attending initial design development meeting and one on site visit. Provide all calculations as necessary to support the designs.

Additional Services

Site Investigation

Obtain quotations and arrange for appropriate site investigations and determine and report results.

Landscaping

Provision of contoured site layouts (ground terrain model). Provide advice to Architect on cut and fill, bulk landscape mounds and slopes.

Specification

Provision of separate “NBS” or similar bound specifications and schedules.

Bills of Quantites

Production of Bills of Quantities to either CESMM 3 or MMHW.

Meetings and Visits 

Attend planned design team, client and site meetings.
